📘 Content: What is VA Entitlement?
VA entitlement is the dollar amount the VA guarantees on your home loan. Most eligible veterans have $36,000 in basic entitlement and up to $161,800 in total entitlement, including bonus entitlement for higher-priced homes.
📘 What is Bonus Entitlement?
If you’ve used a VA loan before or your purchase price exceeds $144,000, the VA gives you additional (bonus) entitlement to help you buy again. Even if your full entitlement is tied up, you may still qualify for another VA loan by putting down 25% of the difference between the purchase price and your remaining VA guarantee.
🔹 Example Breakdown
Item | Amount |
---|---|
Purchase Price | $600,000 |
County Loan Limit | $766,550 |
Required VA Guaranty (25%) | $150,000 |
Remaining Entitlement | $81,250 |
Difference | $68,750 |
Down Payment Needed | $68,750 |
📘 How to Calculate Your VA Down Payment with Partial Entitlement
Multiply the home price × 25% to get required VA guaranty
Subtract your remaining entitlement
Put 25% of the shortfall down (the calculator above does this for you)
